Thousands of properties first inspected in 2021 will soon need new certificates — and social housing will face new safety obligations too.

For All Rental Properties

  • Renewal Deadline: If your EICR was done in April 2021, it expires in April 2026 — make sure you renew before then.

  • Five-Year Cycle: All rental properties need an EICR at least every five years.

  • Access Protection: Landlords now have a legal defence if a tenant refuses access for an inspection, without needing to take legal action.

For Social Housing

  • Existing Tenancies: All social housing must have a valid EICR by May 2026.

  • Appliance Testing: Portable Appliance Testing (PAT) is required for any provided electrical items.
