Helping private landlords avoid £30k fines

With new rules coming into effect for the private rented sector on 1 April 2021, landlords and property management companies in England must ensure electrical compliance of their properties within the next six months.


The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 requires landlords and property management companies to have every fixed electrical installation inspected and tested every five years by a qualified person from this date.


The Regulations also state that a landlord is required to obtain a report of the results of the inspection and test, and supply it to each tenant within 28 days. From 1 July 2020 all new tenancies have already required landlords to provide tenants with an EICR.
