Why ‘Just Passing’ an EICR Isn’t Good Enough

Many landlords breathe a sigh of relief when their property receives a “satisfactory” EICR (Electrical Installation Condition Report). But is a pass really enough? In many cases, a passing grade can create a false sense of security—especially when C3 recommendations are left unaddressed.

When a C3 Today Becomes a C2 Tomorrow

Some of the most serious electrical hazards we encounter started off as minor observations. For example:

  • Degrading InsulationWhat begins as a C3 note for "aged wiring" can become a C2 once the insulation deteriorates to the point of exposing live conductors.

  • Lack of RCD ProtectionInitially marked as a C3 recommendation, the absence of an RCD can pose serious risk if a fault occurs—especially when paired with faulty appliances that could lead to electric shock.

  • Loose ConnectionsA terminal that’s “slightly warm” during testing might seem harmless, but under continuous load, it can overheat and lead to a fire risk—quickly escalating to a C2.


The Real Cost of Ignoring C3s

Overlooking C3s may save costs in the short term, but the long-term consequences can be serious:

  • Tenant Safety: Increased exposure to electric shock and fire hazards

  • Landlord Liability: Potential insurance issues, enforcement action, or prosecution under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020
